Six places I know well.

San Jose is not one market. A block in Willow Glen behaves nothing like a hillside lot in Los Gatos, and the difference shows up in the price, the competition and how long you should wait. Here is how I would describe each area to a client over coffee.

01 · San Jose

Willow Glen

Deep front porches, mature trees and a downtown strip on Lincoln Avenue that people genuinely walk to. Housing runs from original Craftsman bungalows and Spanish cottages to full rebuilds behind period facades, which means condition varies enormously from one listing to the next.

This is where I am based, and where I can usually tell you what a home has been through before you read the disclosures.

02 · San Jose

Cambrian Park

Postwar ranch homes on flat, usable lots, popular with families for the school options and the size of the yards. Many houses have been opened up and renovated, so the spread between a dated original and a finished remodel on the same street can be significant.

A good area to buy something solid and improve it over time rather than paying for someone else's finishes.

03 · San Jose

Almaden Valley

Tucked against the foothills at the south end of the city, with larger homes, quieter streets and quick access to open space and trails. Buyers here are usually trading commute minutes for square footage, privacy and a calmer pace.

Worth touring in person before you decide. The character changes noticeably from one pocket to the next.

04 · San Jose

Rose Garden

One of the most architecturally interesting parts of the city: Tudors, Spanish revivals and period homes on wide streets near the municipal rose garden itself. Inventory is limited and character homes attract attention quickly when they come up.

If you love older homes, this is the area where patience pays off the most.

05 · Santa Clara County

Campbell

A small town center with restaurants, a farmers market and light rail, surrounded by a mix of bungalows, townhomes and newer infill construction. It appeals to buyers who want walkability and a downtown of their own without leaving the valley.

Townhome and condo options here often make sense for first time buyers priced out of single family homes nearby.

06 · Santa Clara County

Los Gatos

The premium end of the area, from village homes near Santa Cruz Avenue to contemporary properties on wooded hillside lots. Expect a more discerning buyer pool, longer decision cycles and much more weight on architecture, views and privacy.

Presentation matters more here than almost anywhere else in the county, which is why listing preparation gets extra attention.
